An Bord Pleanála have granted planning permission for the first phase of a €200 million mixed-use development.
Ardstone Homes recently sold out the first phase of their latest 76-unit, residential development in Oranmore.
Located a two-minute walk from Oranmore’s Main Street, An Fuarán is a new scheme on the Wild Atlantic Way that’s named after the village’s heritage.
The Galway development was launched on May 25 and May 26, when the selling agents released 19 properties. However, demand was so high that the agents sold some 30 houses during the launch weekend, with first-time buyers dominating sales.
Works have commenced on a further 44 units in phase 2 of the scheme. Prices in the tranche start at €320,000 for a three-bed mid-terraced style, at €335,000 for a three-bed end-of-terrace design, and at €355,000 for a three-bed semi-detached home.
CGI consultants, 3D Design Bureau produced 360 Virtual Tours and architectural CGIs of the pre-built development. These visuals allowed agents, DNG to begin selling homes before works are completed in 2020.
Oranmore is an expanding commuter village, as it’s just a ten-minute drive from Galway city and has access to the M6 motorway between Dublin and Galway and to the M18 motorway between Limerick and Galway. The Oranmore railway station reopened in 2013 after a 50-year closure, so commuters can also travel by rail to Galway, Dublin, Ennis and Limerick. The village is also on the Wild Atlantic Way, so it is popular with tourists travelling along the 2,500km-stretch between Donegal and west Cork.
Externally, grey uPVC frames to the large high-performance windows from Grady Joinery and a grey front door complement the stone cladding to part of the façade, with painted render to the remainder of the front exterior. There is parking for two cars in the paved driveway to the front of each house, while a large glazed door to the rear opens onto a paved area and a back garden. In the show house, a pergola has been fitted over the patio.
Fitzgerald Kitchens supplied the bespoke kitchens, which come with stone-effect worktops and include appliances such as an integrated fridge-freezer, a dishwasher and an oven if contracts are signed and returned within 28 days. The kitchens in the three-bed homes are in a contemporary style, while the four-beds come with an Irish hand-painted shaker-style kitchen.
Fitzgeralds also provided the built-in wardrobes to all the bedrooms. There is contemporary style sanitary-ware, tiling and heated towel rails to the bathrooms and to the master en-suite.
The houses at An Fuarán were designed to achieve both an A2 Ber and to comply with the Part L building regulations that are due to come into effect in 2020. Each property has an air-to-water heat pump for central heating and hot water, and the heating can be controlled from different zones throughout the house. A ventilation system in the highly insulated homes removes moisture from wet areas such as the bathrooms and kitchen.

For this project, Team3DDB created a series of aerial and interior CGIs all of which were used for marketing and planning purposes. They are based in Dublin, Ireland.
