Prime Living doubles investment on Sandyford SHD site

Swedish student accommodation provider Prime Living are set to double their investment on a site with planning for a strategic housing development on Carmanhall Road, Sandyford Industrial Estate, Dublin 18.

C+W O’Brien Architects secured planning permission in May to develop a student complex with 820 bed spaces.

Prime Living acquired the former Avid Technology site for €10.3 million 2 years ago. It is understood that the developer and its Irish partner, Cara Cove Holding, are close to an agreement for its sale to a US investor for about €23 million.

Although the sale of the site at that price would mean Prime Living more than doubling its money, the €23 million figure represents a 254% uplift on the €6.5 million its previous owner, U+I, paid for the property in 2015.

The 1.05 hectares scheme will also include a management office and gym located at ground floor level, and 21 no. communal spaces, including movie room, study and hang-out spaces across all levels of the building.

The site is located about 3km from UCD and just a five-minute walk from two Luas stations, affording easy access to Trinity College, RCSI and DIT.

This development highlights the continued appetite among local and international operators for purpose-built student accommodation in Dublin as a result of the capital’s well-publicised housing shortage.

CGI consultants, 3D Design Bureau liaised closely with  C+W O’Brien Architects to construct a series architectural visualisation images which were submitted as part of the planning application to An Bord Pleanála. 3D Design Bureau also produced architectural CGIs which are being used for marketing purposes and to help inform the design decisions of the development team.
