Go-ahead for €108m Coolock SHD

An Bord Pleanála have granted planning permission for the construction of 471 built-to-rent apartments on the former Chivers jam factory site in Coolock.

London-based developer, Platinum Land submitted the strategic housing development straight to the board, avoiding Dublin City Council.

The Coolock scheme had nearly doubled its height following the changing of height restriction regulations by Minister for Housing, Eoghan Murphy, earlier this year.

The development originally involved four apartment blocks with varying heights up to five stories, but this maximum height was doubled to ten following the relaxation of planning criteria.

The board reduced the two ten-storey blocks to nine and eight floors leading to a loss of three floors on the plans, which catered for 495 units.

According to an RTE article on the subject, a spokesperson for Platinum said this will result in permission for a total of 471 units on the Coolock site.

The development will feature a creche, café and gym along with associated highway and pedestrian improvements in the final phase of construction.

CGI consultants, 3D Design Bureau liaised with Plus Architecture to produce architectural visualisation images to submit as part of the planning application. 3D Design Bureau produced a number of verified view montages from various viewpoints, providing an accurate representation of how the structures will effect the surrounding environment.
