Construction is progressing on Glenveagh Homes’ large-scale residential development (LRD) in Mullingar, Co. Westmeath. The scheme, located in the townland of Rathgowan, received planning permission from An Coimisiún Pleanála in May 2024 (with revised conditions) and is now delivering 181 new housing units.

From the outset of this project, 3D Design Bureau were appointed to create technical planning solutions, helping Glenveagh Homes to effectively demonstrate the development’s potential impacts on its surrounding environment to the local authority. Our team produced detailed architectural CGIs and a range of verified view montages, from close-ups to long-range perspectives, which were important in supporting the planning application.
Furthermore, we delivered a comprehensive BRE Daylight and Sunlight Assessment report. This involved conducting an impact assessment on surrounding properties, including a neighbouring under-construction development, and a scheme performance assessment of the development itself, ensuring favourable levels of daylight and sunlight provisions were achieved.
The underway LRD will consist of 155 dwelling houses—offering a variety of 2, 3, and 4-bedroom semi-detached and terraced options—and 26 maisonette and apartment units, with configurations ranging from one to three bedrooms. Future residents will also benefit from extensive landscaping and approximately 0.85 hectares of open space, enhancing the living experience, a key element to all Glenveagh Homes residential schemes.
The permission was granted subject to 25 conditions, as outlined in the inspector’s report. Among these was a requirement for the construction to proceed in phases to ensure the timely delivery of services and facilities for future residents and the satisfactory completion of the overall development.
The approved plans also provided for 265 car parking spaces and 452 bicycle parking spaces, with a minimum of 10% of apartment and duplex parking spaces required to include operational EV charging points.
