A planning application has been lodged with Fingal County Council for a new residential development in the townland of Kinsaley, Malahide, Co. Dublin. The proposed scheme comprises 83 two-storey houses, a two-storey childcare facility, and extensive open amenity spaces.
3D Design Bureau supported the planning submission by producing architectural CGIs, verified view montages, and a comprehensive daylight and sunlight assessment report. Combined, these solutions allow the local authority assess the potential impact of the proposed development into its surrounding environment, and to make an informed decision about its planning application.
Our daylight and sunlight assessment, which included a shadow study and Sun on Ground (SOG) analysis, showed very favourable results. The proposed layout demonstrates a considered approach to natural light provision. Future residents can expect excellent levels of sunlight throughout the scheme, with SOG results in amenity areas reaching approximately 93% compliance.
The submitted plans include 20 three-bedroom houses and 63 four-bedroom houses, along with a 170 sq m childcare facility featuring an 88 sq m outdoor play area, an important addition to the community infrastructure. Furthermore, the development proposes 2,637 sq m of landscaped public open space for residents.

Provision has been made for both car and bicycle parking, including dedicated spaces for the childcare facility. Access to the development will be provided via a new entrance off Back Road, which will also serve as a modified access point for the existing house at Lamorlaye, with pedestrian and cyclist access also included.
