Dublin City Council has granted planning permission, with revised conditions, for a new student accommodation development at Independent House in Dublin 1. Located at Nos. 87–93 Middle Abbey Street, the approved scheme will transform the 0.33-hectare city centre site into a purpose-built student accommodation comprising 316 bedspaces, alongside new cultural, retail, and hospitality spaces.

3D Design Bureau was appointed to support the planning application by producing a series of aerial montages, architectural CGIs, verified view montages, and a detailed daylight and sunlight assessment. Given the site’s sensitive city centre location, these materials played an essential role in demonstrating the proposal’s suitability for its context, ultimately supporting a positive decision by the local authority.
As part of the plans, parts of the existing buildings will be demolished, while others will be restored and integrated. The historic façade on Prince’s Street North will be retained, with Independent House and Emerald Chambers refurbished and connected to a new building of up to nine storeys.
The approved development will feature 316 student bedspaces, arranged in a mix of standard and accessible cluster units, single studios, and twin studios. Most units are grouped into shared clusters of five to eight rooms, each served by a communal kitchen, dining, and living space.
Residents will have access to a wide range of shared internal and external amenities, including study areas, a gym, cinema/event space, café lounges, landscaped courtyards, and rooftop terraces. The development also features a café/restaurant, three ground-floor retail units, and dedicated cultural and community space.
The approved plans also allow for short-term letting outside of the academic term. Once complete, Independent House Student Accommodation will make a valuable contribution to the city, helping to address the ongoing demand for student housing in Dublin.
