Planning permission has been granted for Steeplefield Limited’s Greenvale development at the former Chadwicks Builders Merchant site off Greenhills Road. The scheme is now under appeal, with a decision expected in May. The permission relates to a major mixed-use redevelopment across four new blocks ranging from five to 12 storeys, providing 588 apartments.

3D Design Bureau supported the project team across the planning process by producing a full suite of planning solutions, including a daylight and sunlight assessment, verified view montages, architectural CGIs and aerial visuals.
Together, these solutions helped show how the proposal would sit within its surrounding context and supported evidence-based assessment throughout the planning process. They will also play an important role as the appeal progresses.
To make way for the development, the proposed plans include the demolition of the former Chadwicks development, comprising one two-storey office building and nine storage and warehouse buildings, with a combined floor area of 11,120 sq m.
The new scheme will feature 588 apartments across four blocks, with a mix of one, two and three-bedroom homes, and private balconies or terraces provided to all apartments.
Commercial and retail space is also included within the development, with six commercial units at the ground floor level across Blocks A, B and D, and an additional commercial unit at the first floor level within Block A. Moreover, a childcare facility with 443 sq m of indoor space and a dedicated outdoor play area is included in the plans.
The proposed development will also feature a range of outdoor amenity spaces, including landscape courtyards, roof gardens and more.
