Nicholas Polley, Managing Director of 3D Design Bureau, has been named in the Business Post’s inaugural Property 100 Index, published in April 2025. The list highlights individuals identified as “visionaries, strategists and investors who balance bold ambition with calculated risk” in Ireland’s property sector.
According to Business Post Property Editor Tina-Marie O’Neill, the Property 100 Index serves as “a snapshot of the most influential individuals, companies and authoritative bodies that drive the country’s demanding real estate market.”
Polley is listed in the “Ones to Watch” category, alongside industry leaders such as Sally Anne Sherry, Managing Director at Ecocem, and Ciaran Fitzpatrick, Chief Executive of Fitzpatrick & Heavey Homes. This marks Polley’s first inclusion in the index.
The announcement follows a strong start to the year for 3D Design Bureau, which has been shortlisted in three categories across two national awards, marking a first in the company’s history.
“Founder and managing director, Nicholas Polley, qualified as a Building Services Engineer at Bolton Street DIT. However, with a passion for architecture, the world of digital 3D construction came knocking when it collided with Polley’s entrepreneurial drive and creative mindset for 3D rendering and building information modelling, with 3DDB being born in 2000.”

Among them are Michael Stanley, Co-founder and CEO of Cairn Homes, Michael O’Flynn, Chairman and CEO of O’Flynn Group, Isabelle Gallagher, Head of Development at Evara, and Sean Mulryan, who is Founder, Chairman and CEO of Ballymore Group.
