Work is well underway on a major residential development located off the Dublin Road in Dunshaughlin, Co. Meath. Gem Construction Limited originally secured planning permission from An Bord Pleanála for a 913-unit Strategic Housing Development (SHD). Since the initial approval, various modifications have been proposed and approved, resulting in a reduction of the overall unit count to 839.

Most recently, a new application was submitted, seeking alterations to 80 previously permitted residential units located within Cells 24 and 26 of the site. The proposed changes involve replacing existing apartments and duplex units with a combination of duplexes and houses, alongside associated improvements to the layout, including enhancements to internal road networks, parking facilities, cycle and pedestrian paths, landscaping, and public amenities.
If approved, these modifications will result in a final scheme of 839 residential units, comprising 560 houses, 92 duplexes, and 187 apartments.
These adjustments aim to optimise the residential environment, reflecting both market demands and best-practice design standards.
3D Design Bureau has previously been involved in various stages of this project, delivering architectural CGIs and daylight and sunlight assessment reports. In the most recent modifications, 3D Design Bureau again provided architectural CGIs and an updated daylight and sunlight assessment, demonstrating that the proposed modifications achieve good levels of daylight and sunlight within the assessed residential units.
With multiple construction milestones already completed, the project continues to advance towards the creation of a modern, integrated community aligned closely with local planning objectives.
