Construction has now begun on a new 10-storey tourist hostel at the corner of Foley Street and Joyce’s Walk, Dublin 1. The scheme was initially approved in February 2024 by Dublin City Council, with an appeal against the decision later withdrawn.

3D Design Bureau actively acted as a consultant throughout the planning process, delivering a suite of 3D solutions, including verified view montages, aerial photomontages, architectural CGIs, and a comprehensive BRE Daylight and Sunlight Assessment report.
These materials provided the local authority with essential data, helping them make an informed decision and, ultimately, approve the project.
The development will feature 140 guest rooms, offering a mix of accommodation types, including accessible rooms and shared dormitories ranging from two to ten beds.
Amenities within the hostel will include an ancillary café, bar, and restaurant space. Additional guest facilities such as a gym, kitchen/dining area, and laundry room will be provided on the first floor. A landscaped courtyard at ground level will incorporate dedicated cycle parking and service areas.
The project will involve demolishing the existing building, with completion anticipated by early 2027.
