Following an appeal, An Coimisiún Pleanála has approved planning permission for a major office development at Galway Business Park, Knocknacarra, Galway. The scheme, which had initially been granted permission by Galway City Council, will deliver a new modern employment hub on the city’s west side.
The approved plans provide for three contemporary office buildings with a combined gross floor area of approximately 14,650 sq. m, ranging from four to eight storeys in height. Block 1 will extend to 7,330 sq. m, Block 2 to 4,445 sq. m, and Block 3 to 2,875 sq. m, each designed to accommodate flexible office layouts and modern workplace needs.
3D Design Bureau played an important role in supporting this planning application, producing a comprehensive suite of 3D planning solutions, including architectural CGIs, aerial montages, verified view montages, and a detailed daylight and sunlight assessment report.
The daylight and sunlight assessment, which included a Shadow Study and Sun on Ground analysis, found that the proposed development would have a negligible impact on neighbouring properties due to the site’s layout, separation distances, and staggered building heights. Overall, the assessments demonstrated full compliance and confirmed that the scheme was carefully designed to ensure strong sunlight access to amenity areas while minimising potential effects on surrounding buildings.
A unique element of this project was the creation of two landscape versions in one of the CGI views, allowing the planning authority to evaluate the development without tree coverage, ensuring full visibility of the proposed buildings. These visuals also serve as valuable assets for future marketing use.
Supporting infrastructure includes a surface car park with 167 spaces, incorporating accessible and EV charging bays, along with bicycle spaces, motorcycle parking, and staff changing facilities.
Once complete, the project will bring new commercial opportunities and high-quality office accommodation to Galway, strengthening the city’s position as a key destination for business growth and innovation.
