Demolition works have started at No. 2 and No. 1 Grand Canal Quay in Dublin 2 to make way for the new 15-storey office development. The new office comes after businessman Denis O’Brien’s company, Jepview, received planning permission.
Alanna Homes have recently submitted plans to construct 1,243 homes within the townlands of Barberstown, Barnhill, Co. Dublin. The large development will involve the initial demolition of vacant industrial and agricultural buildings.
The large development is estimated to be €241.3m in value and will provide a variety of residential units and amenities which will widen the community and enrich the Dublin 15 area.
The majority of the residential units within the scheme will be made up of 804 apartments. These will be arranged in twenty-four apartment blocks and three terraced buildings that will reach up to twelve storeys at their highest. Further terraced and detached buildings will accommodate 117 duplex units and the remaining 322 units will exist as detached, semi-detached and terraced houses.
In addition to the residential units, developers have planned for extensive commercial and community facilities to be included within the scheme which will positively impact the surrounding area. These plans involve the construction of a creche, medical centre, a café, six retail units, a community centre, lands for a 16-classroom primary school and a selection of outdoor sports areas and amenities.
The proposed scheme has been set up to bring an abundance of facilities and amenities to the surrounding community. If approved, this new development could simultaneously bring relief to Dublin’s ongoing housing crisis and revive the Dublin suburb. To help secure this planning approval, developers have prepared an accompanying impact assessment report and a natural impact statement.
CGI consultants, 3D Design Bureau, liaised with the development team to provide 3D planning solutions. 3D Design Bureau produced verified view montages Architectural CGIs, Aerial CGIs and a BRE Daylight and Sunlight Assessment which were submitted as part of the planning application to An Bord Pleanala.
