Plans granted: Glenveagh’s new 181-unit large-scale residential development in Mullingar

Glenveagh Homes has successfully obtained planning permission with revised conditions for its large-scale residential development (LRD) in Mullingar, Co. Westmeath. Recently approved by An Bord Pleanála, following an appeal against the scheme by the public, it will feature 181 housing units within the townland of Rathgowan.

Our team produced detailed architectural CGIs and a range of verified view montages, from close-ups to long-range perspectives, which were important in supporting the planning application.

Furthermore, we delivered a comprehensive BRE Daylight and Sunlight Assessment report. This involved conducting an impact assessment on surrounding properties, including a neighbouring under-construction development, and a scheme performance assessment of the development itself, ensuring favourable levels of daylight and sunlight provisions were achieved.

The approved LRD will consist of 155 dwelling houses—offering a variety of 2, 3, and 4-bedroom semi-detached and terraced options—and 26 maisonette and apartment units, with configurations ranging from one to three bedrooms. Future residents will also benefit from extensive landscaping and approximately 0.85 hectares of open space, enhancing the living experience, a key element to all Glenveagh Homes residential schemes.

The development’s approval comes with 25 conditions, outlined in the inspector’s report. One of these conditions requires the construction to be carried out in phases, in order to “ensure the timely provision of services and facilities, for the benefit of the occupants of the proposed dwellings and the satisfactory completion of the overall development”.

Additionally, at least 10% of parking spaces for apartments and duplexes must have working EV charging stations. The approved plans include a total of 265 car parking spaces and 452 bicycle parking spaces.
