Dublin City Council has approved plans for a mixed-use development at the corner of South Circular Road and Dolphin’s Barn Street in Dublin 8. The project aims to transform the site by replacing derelict buildings with a part two-storey to part eight-storey scheme, designated for social and affordable housing.
3D Design Bureau contributed to this project by conducting a comprehensive daylight and sunlight assessment, including a shadow study. While some localised impacts on neighbouring properties were identified, the report demonstrated that the scheme performed well overall, contributing to the project’s favourable approval.
The approved development will feature a community or social enterprise space or retail units on the ground and mezzanine floors, with 25 residential units located above. These include 12 one-bedroom apartments, 11 two-bedroom apartments, and 2 two-bedroom duplexes.
The plans incorporate outdoor amenities such as balconies, terraces, a communal open space at the mezzanine level, and roof terraces on the fourth and sixth floors. Bicycle parking provisions are also included, further enhancing the scheme’s accessibility and sustainability.
