Kildare County Council has granted planning permission with conditions for a new residential development on Dublin Road, Celbridge. The approved plans involve the demolition of the former Retronix semiconductor factory to pave the way for a 44-unit residential scheme.

3D Design Bureau was appointed to produce a detailed daylight and sunlight assessment report in response to a further information request from the local authority. Concerns were raised regarding the orientation and layout of the duplex/apartment block, with potential issues related to suboptimal daylight and sunlight levels in habitable rooms and private open spaces.
Following revisions to the scheme’s design, our assessment found that all evaluated rooms would receive adequate daylight, with main living areas benefiting from favourable sunlight levels. Although some amenity areas did not fully meet the recommended sunlight standards for March 21st, the design team has demonstrated a strong commitment to implementing solutions that enhance daylight access where feasible, without compromising key design elements.
The daylight and sunlight assessment report played an important role in helping the local authority make an informed decision about the project.
The approved scheme will feature 28 two-storey houses, offering a mix of two- and three-bedroom options. In addition, a three-storey apartment block will accommodate 16 units, including one- and two-bedroom apartments and duplexes.
The development also includes infrastructure upgrades, such as closing off the existing site entrance and creating a new access point on Dublin Road. The project will enhance pedestrian and cycling routes, linking with an adjacent strategic housing development site, which is currently awaiting a planning decision.
Residents will benefit from ample car and bicycle parking, as well as extensive landscaping designed to enhance the local environment.
