Fingal County Council has granted planning permission for a new Large-scale Residential Development (LRD) on lands at Forest Road in Swords, north Dublin. The proposed scheme will deliver a total of 109 residential units across a range of house types.
Drawing on our experience in planning solutions, our client appointed us to support the application by producing a suite of architectural CGIs, verified view montages, and a daylight and sunlight assessment report. These accurately illustrate the scheme’s design and its potential impact on the surrounding environment. For many years, 3D Design Bureau has helped property developers and design teams secure timely planning approvals.
The approved plans outline 26 houses, 42 duplex units, and 41 apartments. The housing mix ranges from two- to four-bedroom homes, arranged in both terraced and semi-detached configurations. The duplex units will comprise one-bedroom homes at ground level and three-bedroom homes across the upper floors.
The apartment element will be split between two blocks. Block A, standing four storeys, will contain 14 apartments, while Block B, at five storeys, will deliver 27 units. Both the duplex and apartment buildings are designed with access to private or communal open spaces.
The approved plans also include provision for car and motorcycle parking, landscaped public open spaces, a children’s play area, and a multi-use games area. The scheme will contribute to meeting the growing demand for housing in Dublin.
