Wicklow County Council has granted planning permission with conditions for a large-scale mixed-use development in Wicklow town. The approved scheme includes the redevelopment of the former ‘Veha’ factory site, a substantial brownfield plot along The Murrough Road, into a new residential neighbourhood featuring a 116-bedroom hotel, commercial amenities, and a crèche.

3D Design Bureau’s architectural CGIs, verified view montages, and detailed daylight and sunlight assessment played a key role in communicating the scale and design of the proposed development to the local authority. These materials also assessed the potential impact on the surrounding environment, supporting a well-informed decision and contributing to the successful permission. The daylight and sunlight assessment concluded that the scheme performs very favourably in terms of access to daylight and sunlight.
The granted plans allow for the construction of 107 residential units, including houses, townhouses, and duplexes. The residential mix provides for a wide variety of house types, ranging from one-bedroom apartments to four-bedroom family homes, with properties set across two and three storeys.
The development will also feature a five-storey hotel comprising 116 bedrooms and associated amenities including a bar, restaurant, and business centre. In addition, the site will include a two-storey crèche, own-door office space, and a café/retail unit, helping to support the day-to-day needs of the new community and surrounding area.
Additionally, the new scheme will include landscaped areas, pocket parks, and children’s playgrounds, alongside nearly 600 sq m of dedicated communal space for residents. Car and bicycle parking spaces will also be available.
