99-Bedroom Hotel and Coachman’s Inn Refurbishment Approved Near Dublin Airport

Fingal County Council has granted planning permission, subject to conditions, for a new 99-bedroom hotel alongside the refurbishment and extension of The Coachman’s Inn, off the R132 near Dublin Airport. The project will modernise the long-established venue into a contemporary hospitality destination while retaining its original character.

3D Design Bureau supported this project by producing a series of architectural CGIs and verified view montages that accurately illustrated the proposed development within its surrounding context. These visuals were instrumental in helping the local authority assess the scheme’s visual impact and design quality, ultimately contributing to the successful planning outcome.

The project follows a previous application that had been refused. The updated proposal addressed earlier concerns and has now been approved, paving the way for significant enhancement of both the premises and its surrounding public realm.

The development will involve the partial demolition of existing rear structures, including the kitchen, dining, and storage areas, to make way for a new bar and lounge extension with upgraded toilets, a boiler room, and improvements to the building’s exterior. Restoration works will include new windows and sills, a rendered façade, and roof upgrades to maintain the character of the original Coachman’s Inn.

Adjacent to the existing building, a new four-storey hotel (over part basement) will deliver 99 guest bedrooms, a licensed restaurant and bar, lounge areas, a reception, kitchen, and staff facilities. The plans also include green roofs and landscaped outdoor areas.

Parking and accessibility provisions will include car, bicycle, and motorcycle spaces, along with EV charging points and a new, improved vehicular entrance from the R132 to replace the existing access at Old Stockhole Lane.

The Coachman’s Inn

The Coachman’s Inn was established in 1776 under the name The Sign of the Turnpike and originally operated as a stop for travellers along the old Dublin–Belfast route. Over time, it evolved from a traditional coaching house into a licensed premises, serving the local community and visitors to the area.

The building has undergone several adaptations throughout its long history, but has consistently retained its role as a hospitality venue. Located close to Dublin Airport, it continues to operate as a bar and restaurant while remaining a recognisable local landmark.
