Dún Laoghaire Rathdown County Council is progressing plans to bring No. 9 George’s Place and the former Wash House on Kelly’s Avenue back into use through a sustainable programme of renovation and adaptive reuse.
The two vacant protected structures, located at the corner of George’s Place and Kelly’s Avenue in Dún Laoghaire, will be transformed into a Centre for Creative Lifelong Learning, alongside public realm improvements to the courtyard and surrounding streetscape.
The regeneration will include a new three-storey over lower ground floor extension to accommodate accessibility, alongside a new biodiverse courtyard between the buildings. The centre is expected to provide studio spaces, teaching rooms, multi-purpose areas and social spaces for community engagement, with planned programmes including animation and filmmaking, and links to the planned primary school at the adjacent former Fire Station.
This project progressed through the THRIVE process in stages. Dún Laoghaire Rathdown County Council received THRIVE Strand 1 funding to complete an Integrated Urban Study titled Reimagining George’s Place, Revitalising through Reuse, which included public engagement through an online survey and drop-in workshops held in October 2024. The design was then developed to Part 8 planning stage by the Council’s Architects Department and approved through the Part 8 process earlier this year, enabling the subsequent Strand 2 capital funding application that has now secured €7 million for delivery.
3D Design Bureau supported the project team by producing presentation photomontages, helping to clearly communicate the proposals within their existing streetscape and public realm context.
