Permission granted for 159-home Bray scheme, completing Phase 1 of Sea Gardens

Following a third-party appeal, An Coimisiún Pleanála has upheld planning permission for a new residential development on former Bray Golf Club lands, off Dublin Road and Ravenswell Road, Bray, Co. Dublin. The approved scheme will deliver 159 homes as part of the wider Sea Gardens development, comprising 150 apartments and 9 townhouses.

This Block A development will complete Phase 1 of the Sea Gardens masterplan within Dún Laoghaire-Rathdown County Council. The approved plans provide for two apartment blocks, Block A1 and Block A2, ranging from six to eleven storeys, together with a row of three- to four-storey townhouses arranged around a shared podium courtyard.

3D Design Bureau supported the project team by producing a Daylight and Sunlight Assessment and a suite of verified view montages. These helped communicate both the scheme’s performance and the visual impact of the proposal as it moved through planning.

Our Daylight and Sunlight Assessment found that the scheme performs favourably overall. The development achieved an 81% compliance rate for sunlight exposure, while all assessed external amenity areas, including the communal courtyard and two public open spaces, were found to meet or exceed the relevant sunlight standards.

The approved development includes 48 one-bedroom apartments, 58 two-bedroom apartments, 44 three-bedroom apartments and 9 four-bedroom townhouses. The scheme will also provide a comprehensive range of resident amenities, with a central communal courtyard, wider public open space, play and fitness areas, and a range of internal resident facilities including work, lounge, gym and cinema spaces.

The plans also include car, motorcycle and bicycle parking, landscaping, public lighting, pedestrian and cycle links, and all associated site infrastructure.
