Construction continues to progress on the upcoming 331 build-to-rent (BTR) apartments in Newtown on Malahide Road, Dublin 17. Developers and Main Contractors, Gem Construction, received the go-ahead from An Bord Pleanála back in March 2020.
Site work commenced in May 2022 where existing structures were demolished to make way for the two blocks included in the scheme. The first phase of the project reached completion in November 2023, and the second phase is on track for completion by July 2024. Once complete, the development will range in height from 8-10 storeys.
The estimated €72m development will feature a mix of apartments and duplexes and will also contain a variety of amenities. These will include a creche, gym, retail and café units, open greens and play areas, all contained within the development.
The Newtown scheme will also provide improvements to Malahide Road and Grove Lane with enhanced pedestrian and cyclist routes and connections.
Conveniently located on Malahide Road, the development is well connected to both Dublin’s City Centre and the coastal town of Malahide. Newtown itself has an abundance of amenities to offer and is well connected to the surrounding areas by public transport.
CGI consultants, 3D Design Bureau liaised with John Fleming Architects to provide 3D planning solutions. For this project, 3D Design Bureau produced architectural CGIs, verified view montages and a BRE daylight & sunlight assessment. All images and assessments were submitted as part of the planning application to An Bord Pleanála.
