Dublin City Council has granted planning permission for a new mixed-use student accommodation development located on Church Lane and Swords Road, in Santry, Dublin 9. The decision paves the way for the construction of a single-block development featuring 221 purpose-built student bed spaces and an integrated café.

3D Design Bureau collaborated closely with the project’s design team, providing essential 3D planning solutions, specifically architectural CGIs and verified view montages, which ensured clear visual communication of the project’s design and scale, and ultimately contributed to a successful planning application.
The architectural CGIs not only played an important role during the planning application stage but will also serve as valuable assets during the marketing phase, illustrating the scheme’s amenity areas and overall aesthetic to prospective residents.
The works will involve demolishing existing buildings and structures totalling approximately 1,476 sqm, to accommodate the new development. The student accommodation will be contained in a single block ranging in height from four to six storeys. The scheme will comprise 207 standard rooms, 4 studio apartments, and 10 accessible rooms, providing diverse living options for future occupants.
At ground level, the development will feature a café of approximately 71 sqm with an outdoor seating area, and a range of amenities, including a gym, library, coworking space, games area, laundry facilities, and administrative offices. Residents will also benefit from external amenity spaces, including a central courtyard and roof terraces located on the fourth, fifth, and sixth floors.
The accommodation is designed with flexibility in mind, permitting use as short-term tourist accommodation outside the standard academic year, as permitted under section 13 of the Planning and Development (housing) and Residential Tenancies Act 2016.

An Bord Pleanála has granted planning permission with conditions for the conversion and extension of an existing mixed-use building on St. Andrew’s Street, overturning Dublin City Council’s previous decision to refuse the scheme. The approval clears the way for the transformation of the site into a 111-bedroom hotel while retaining the post office use at ground floor level.
