Following an appeal, An Coimisiún Pleanála has approved planning permission for a new residential development at The Barn, Atmospheric Road, in Dalkey. The decision clears the way for the demolition of the existing dwelling and outbuildings, to facilitate the construction of 22 apartments across two residential blocks.
3D Design Bureau supported its planning application by producing architectural CGIs, verified view montages and a daylight and sunlight assessment, helping the project team present the proposal clearly in its surrounding context and support evidence-based decision making throughout the planning process.

The approved scheme comprises a three-storey block to the front (south) of the site and a two-storey block to the rear (north), both with top level set backs. The apartment mix includes 11 one-bedroom units and 11 two-bedroom units.
Supporting infrastructure is also included, such as a single-storey bicycle store and communal amenity building, alongside the repositioning and widening of the existing vehicular access from Atmospheric Road and provision for car parking. The plans also include hard and soft landscaping, with public and communal open space, boundary treatments, balconies and terraces, and all associated works above and below ground.
