An Bord Pleanála has granted permission with conditions for a new mixed-use development in Ashbourne, Co. Meath that promises to significantly boost the economy and employment opportunities in the region.
The approved development will involve the demolition of all existing structures on the site, including three single-storey dwellings and their associated outbuildings, to make way for over 500 residential dwellings and several non-residential uses.
The original plan initially included the construction of 702 residential units, however, after the revision by An Bord Pleanála, the total number of units was reduced to 503. The scheme will consist of houses, duplexes and apartment units. The development will also feature several non-residential uses, such as two childcare facilities, four retail units, and a GP practice/medical use unit.

Vehicular access to the development will be available through two access points, one from Cherry Lane located off Dublin Road in the northeast of the site and another from Hickey’s Lane located off Dublin Road to the east of the site. Approved plans also include road upgrades and improvement works to both Cherry Lane and Hickey’s Lane and their junctions with Dublin Road. A new east-west access road through the development site extending from Cherry Lane to the western boundary of the site is also proposed.
The mixed-use scheme will provide a basement-level car park located under block A1, two undercroft car parks at the ground floor level of blocks A and B1, and an area of approximately one hectare reserved for a future school site and playing pitch at the western boundary of the site.
The approved development promises to be a significant investment in the area, creating jobs during construction and after completion. As a result, it is expected to have a positive impact on the economy and employment opportunities in the region.
The best of both worlds
Ashbourne is located in the heart of Co. Meath, just 20 km from Dublin city centre. It has a rich history and is home to many notable landmarks, including the medieval castle of Fairyhouse and the Hill of Tara, a sacred site in ancient Irish mythology.
The town is also known for its vibrant community and excellent amenities, including restaurants, cafes, shops, and sports facilities. Future residents can expect to enjoy the best of both worlds, with easy access to the city while living in a town with a strong sense of community and history.
