The Dalata Hotel Group has been granted planning permission by the Dublin City Council (DCC) for a major expansion at their Clayton Hotel site on Cardiff Lane. The project aims to enhance the hotel’s capacity and services.
3D Design Bureau were called upon for our expertise in daylight and sunlight assessments and to directly respond to the request for further information issued by the local authority. Despite the submission of an initial shadow analysis, Dublin City Council deemed it necessary to “assess sunlight and daylight in terms of the performance of the proposed building and the impact on surrounding buildings”.
An interesting aspect of the project, and findings from the assessments carried out was that the proposed extension led to some areas of impact improvement over the results from the initially approved scheme.
3D Design Bureau
The work will involve demolishing Nos. 3-5 Cardiff Lane and constructing a new 10-storey extension to the north of the current hotel structure, which will provide 117 additional bedrooms.
These bedrooms will be distributed as follows: 8 bedrooms on the upper ground floor level, 13 bedrooms on each of levels 1 through 7, and 18 bedrooms on level 8. Notably, 5 of these top-floor bedrooms will extend over the existing hotel structure, creating a seamless integration of the new building with the existing hotel.
The approved plans also include the introduction of a new cafe/retail unit on the ground floor, offering guests and visitors new amenities. Additionally, a furniture store for the adjacent conference centre will be situated at the upper ground floor level, and an office space is planned for level 1, adding to the operational capacity of the hotel.
This project, located within the North Lotts and Grand Canal Docks Strategic Development Zone, is expected to not only improve the hotel’s capacity but also its functionality and service range, aligning with the city’s broader goals for sustainable and strategic urban development.
