The works will involve the demolition of existing structures to make room for two new warehouse and logistics buildings. The first structure will have a gross floor area of 5,072 sqm and a height of 14.895 meters. The second building, on the other hand, will feature a more expansive gross floor area of 12,102 sqm, with a similar height.
Both buildings will be fitted out with a range of amenities including two-story ancillary offices, roof-mounted solar panels, and ground-level air conditioning units.
As part of the overall site improvement, various infrastructure changes will be implemented. These include a new access road off Monread Road, the expansion of Monread Road itself to make room for an additional traffic lane, as well as the establishment of an expansive parking facility featuring 172 automobile spaces and 108 designated cycle spots, among other improvements.
Following the project’s successful planning approval, John Murphy, Development Manager at Red Rock Developments, commented:
“We are immensely happy with the seamless approval process of our planning application. The exceptional quality of the computer-generated images (CGIs) and verified view montages provided by 3D Design Bureau significantly enhanced our submission, contributing to the positive decision we received. Now, marketing material is currently being prepared with a view to seeking a suitable tenant for the units.”
The detailed CAD drawings, material references and photographs provided by the design team, greatly facilitated 3DDB’s ability to create accurate representations of the future development. One challenge we encountered was the placement of trees in the imagery and ensuring that the removal, retention, and proposal of trees were accurately represented. With close collaboration with the design team, our team were able to produce excellent visuals, that were submitted as part of the planning application.
