An Coimisiún Pleanála has upheld planning permission for a new Large-Scale Residential Development (LRD) on lands at the southern edge of Ratoath, Co. Meath, following a 3rd party appeal.
The approved development is located within the townlands of Commons and Jamestown and extends across a site of approximately 12.58 hectares. The scheme will deliver 364 residential units, alongside a commercial building accommodating a crèche, which will benefit future residents.
3D Design Bureau supported the planning and appeal process by producing a comprehensive daylight and sunlight assessment alongside a series of verified view montages. These technical and visual studies played an important role in assessing the proposal’s impact on surrounding properties and the wider environment, helping to demonstrate that the scheme performs well in terms of daylight and sunlight provision and integrates correctly within its setting.
The overall development comprises a total gross floor area of approximately 40,754 sq m, of which the majority is residential. In addition to new homes and commercial uses, the approved plans also provide for public open spaces, landscaped areas, and supporting infrastructure as part of the overall site layout.
With planning permission now confirmed following an appeal, the scheme represents a key opportunity to contribute to housing delivery in Ratoath, while also providing local services and supporting infrastructure as part of a coordinated large-scale residential development.
