Planning Application Submitted for new Mixed-Use Scheme in Wicklow Town

Wicklow County Council has received a planning application for a new mixed-use development on a 0.84-hectare site located off St. Patrick’s Road, Wicklow Town. The proposed scheme includes the construction of 25 residential units and the refurbishment and change of use of an existing retail building and yard into commercial office space.

3D Design Bureau

3D Design Bureau were appointed to support this planning application by producing verified view montages, as well as a comprehensive daylight and sunlight assessment, including a shadow study. Our report found the scheme performs favourably, especially considering the challenging site and compact design of the scheme.

Works will involve the demolition of the existing dwelling known as ‘The Pines’ and an adjacent storage building (c. 155 sq m). The existing 2-storey builders’ merchant building will be reconfigured into 631 sq m of office space, with both internal and external alterations planned. A new access point off Marlton Road will be created, including a bridge over the on-site watercourse and a new internal road network.

The residential element will comprise a mix of houses and duplexes ranging from two to three storeys, available in two-bedroom, three-bedroom, and four-bedroom configurations.

Additional features outlined in the proposed plans include 63 car parking spaces, cycle parking, landscaped public open space, and both communal and private amenity areas, all of which areset to benefit future residents of the scheme.
