Fingal County Council has granted planning permission for a new residential scheme located on lands at Mabestown, Malahide, Co. Dublin. Developed by Beakonshaw and designed by Reddy Architecture and Urbanism, the estimated €12.7m scheme will deliver 48 new homes in a mix of houses and duplex/apartment units.
This marks our second involvement in the project. Following amendments to the original site layout, housing types, and other design elements, we updated all visuals and reran the daylight and sunlight assessment to reflect the revised plans, ultimately contributing to a successful planning decision.
The development will comprise 32 houses and 16 duplex/apartment units arranged in a mix of two- and three-storey buildings. These will be set out in terraced and semi-detached configurations. The unit mix includes 10 two-bedroom, 36 three-bedroom, and 2 five-bedroom homes, designed to accommodate a variety of family sizes and needs.
The approved plans also include new internal streets, car and cycle parking, landscaped open spaces, and a dedicated play area. A new site entrance will be built off Malahide Road.
With permission now secured, the development is expected to deliver much-needed housing in a sought-after suburban location, contributing positively to the local area.

Home Performance Index: How Daylight & Sunlight can help you get certified
In a landscape where sustainability affects our built environment, governments are setting ambitious climate action targets, and consumers are becoming increasingly conscious of environmental impact when making decisions, the Home Performance Index (HPI)certification helps design teams deliver high-quality homes that are sustainable and efficient, minimising waste and reducing environmental damage.
Dublin City Council has granted planning permission for a new mixed-use student accommodation development located on Church Lane and Swords Road, in Santry, Dublin 9. The decision paves the way for the construction of a single-block development featuring 221 purpose-built student bed spaces and an integrated café.
