120 Homes in Plans for Sion Road, Kilkenny

Torca Homes have submitted a Strategic Housing Development application to An Bord Pleanála for the construction 120 homes in Charleville on Sion Road, Kilkenny

If approved, the development, which is estimated at €24.5m by Construction Information Services, will feature 36 houses and 84 apartments in ranging from 2- to 4-storeys.

The proposed scheme will comprise of a mix of 1-, 2- and 3+-bed units arranged within 7 blocks. A childcare facility has also been outlined within the plans.

Landscaping proposals include a new public park (to be taken in charge by Kilkenny CoCo) providing access to the River Nore Valley Walk which runs through the southern portion of the Sion Hermitage Lands site.

Torca Homes have outlined plans to upgrade the footpath along Sion Road as far as the junction with the Dublin Road and the provision of cycle lanes as part of the overall development.

A total of 154 car spaces and 104 bicycle storage spaces are also outlined in the planning documents.

Sion Hermitage Lands site area, which is 5.85 hectares is located 2 kilometres from Kilkenny city centre.

CGI consultants, 3D Design Bureau liaised with Torca Developments and Brian Dunlop Architects to provide 3D planning and marketing solutions for this project. 3D Design Bureau produced verified view montages, architectural CGIs and aerial CGIs which were submitted as part of the planning application to An Bord Pleanála and to enhance marketing strategies.
