Note: 3D Design Bureau is NOT acting as a sales agent for any property within this development

Construction is underway on a new estimated €18.4m warehousing unit at Kingswood Rd, Citywest Business Campus, Dublin 24. Rockface Development Limited received planning approval from the South Dublin County Council for this project at the end of 2022.

The warehouse, covering a 2.56-ha site, features an 18-meter height and a total floor area of 11,691 sq. m. This includes a warehouse area, staff facilities, and a 588 sq. m office space.

The approved development has a strategic location and will feature two entrances with separate vehicular and pedestrian access from Kingswood Road and an exclusive Heavy Goods Vehicle (HGV) entrance from Kingswood Avenue. Parking solutions are integrated, offering 64 car parking spaces, ample bicycle parking, and designated HGV parking.

The warehouse also offers level access goods doors, dock levellers, and an expansive yard. The development is further enhanced by aesthetic and functional elements like a protective canopy, ambient lighting, and planned hard and soft landscaping.

3D Design Bureau contributed to the project, creating high-quality verified view montages that were essential in illustrating how the development would integrate with the Citywest Business Campus and the neighbouring areas. These visual representations were key in assessing the development’s potential impact on the surrounding environment.

Strategic location in a premier business campus

Established in 1990, Citywest Business Campus boasts an advantageous position on Naas Road (N7), offering direct access to Ireland’s road network. Just minutes from the M50 motorway, it provides quick connectivity to Dublin Airport and beyond.

The campus is set over 250 hectares and features a comprehensive range of on-site amenities – such as convenience stores, ATMs, and restaurants. Moreover, the campus offers an on-site crèche and a service station.

Home to a diverse array of companies like Unilever, Pfizer, and Boots, Citywest Business Campus hosts a mix of tenants from sectors such as healthcare, telecommunications, finance, IT, and more.
