Adamstown Boulevard
Located within the Adamstown Strategic Development Zone, across the townlands of Gollierstown and Finnstown, Adamstown Boulevard is a major residential scheme being developed by Evara. 3D Design Bureau has been involved across multiple phases of the wider masterplan. This second phase of the development, approved by South Dublin County Council, will deliver 877 homes in a mix of studios, one-, two-, and three-bedroom units, provided across apartment and duplex configurations.
For this phase, we were commissioned to support the planning submission by delivering a suite of 3D planning visuals, including architectural CGIs, verified view montages, and aerial montages. Having previously worked on earlier phases of the masterplan proved to be very helpful, as our team was already familiar with the area and had existing 3D models of surrounding sites, which were incorporated into the cumulative aerial views.
To accurately represent neighbouring phases within the cumulative imagery, we worked closely with the project architects, Henry J Lyons, gathering detailed drawings and available models of schemes we haven’t worked on. This allowed us to clearly illustrate not only the proposed phase, but also adjacent developments that were either under construction or already had their plans approved.
Architectural CGIs were a key component of this phase. The visuals needed to clearly communicate the scale of the development. Working collaboratively with the design team, we selected appropriate viewpoints, primarily streetscape views, which showcase the different residential blocks while also highlighting the public open spaces and shared amenities planned throughout the scheme.
Approximately one year later, we were re-engaged to update the previously produced visuals following a series of minor design changes. These included adjustments to façade treatments, materials, and elements of the public realm. Updated imagery was produced to reflect these revisions, and a comparison can be seen below.
The final set of visuals played an important role in supporting Evara’s planning application for this phase and will also assist with marketing activity as the development progresses towards construction. The imagery has since featured across multiple media channels. We look forward to continuing our involvement in future phases within the Adamstown Strategic Development Zone.
