Exchange Square Apartments, Seven Mills
Exchange Square forms part of Seven Mills, the emerging town centre at Clonburris in West Dublin. Having previously worked across the planning and design stages of this phase, 3D Design Bureau was later reappointed to support the marketing of the first homes being launched within the scheme.
Our latest involvement focused on producing a full suite of marketing material for the apartment blocks at Exchange Square. This included new architectural CGIs showcasing the residential buildings, public open spaces, podium areas, and plazas that will form part of the development.
A key focus of the exterior visuals was the relationship between the apartments and their surrounding environment. Several images were composed to highlight the balcony spaces available to future residents, including views from selected apartments to help prospective buyers better understand the outlook and setting of the homes.
We also produced a series of interior CGIs for the one- and two-bedroom apartments. An interesting aspect of these visuals was the inclusion of people within the interiors, something we do not always include in our still imagery. This helped give the images a stronger lifestyle feel, showing the apartments not only as architectural spaces, but as homes being lived in.
The interior visuals also reflected the different finish options available at Exchange Square. As residents can choose between selected kitchen styles and flooring finishes, our team produced imagery that helped communicate this flexibility while maintaining a consistent visual standard across the marketing suite.
A major highlight of the project was the interactive off-plan virtual tour produced for Exchange Square. This included both exterior views of the development and interior tours of the one- and two-bedroom apartment types, allowing users to explore the wider scheme and the homes themselves in one connected experience.
Particular attention was given to the exterior viewpoints. The challenge was to showcase the different blocks, podiums, public open spaces, and access points clearly, without overwhelming the user. Each viewpoint had to help explain the layout of the development while also creating an intuitive route through the tour.
From the exterior tour, users can move directly into the apartment interiors, effectively bringing together the wider development tour and two individual apartment tours within one seamless platform. This gives prospective buyers a clearer understanding of how the homes relate to the overall scheme, supporting the off-plan sales process with a more immersive and informative experience.
To complete the marketing suite, we also produced architectural animations using new workflows recently introduced by our team. By developing short animated videos from the still visuals already produced, we were able to create additional marketing content suitable for social media and other digital platforms.
This approach adds further value to the campaign, giving the client flexible video material that can be used across online listings, social media, website content, and other marketing channels.
