Former ‘Veha’ factory site LRD
Located on a substantial brownfield site along The Murrough Road in Arklow, this approved large-scale residential development will deliver 107 homes, comprising houses, townhouses, and duplexes, alongside a 116-bedroom hotel, commercial units, and a crèche. The scheme is set on the site of the former ‘Veha’ factory and represents a significant regeneration opportunity for the area.
3D Design Bureau was appointed to provide a suite of planning solutions, including architectural CGIs, verified view montages, and a comprehensive daylight and sunlight assessment, to support the planning application.
Working closely with the design team, we selected key viewpoints for a set of 12 verified view montages (eight close to medium range and four long range) reflecting the site’s varied topography and visual context. Following our baseline photography survey, detailed 3D modelling, and camera matching methodology, we proceeded to produce the full set of planning visuals.
One of the highlights of this project was the creative freedom allowed in the architectural CGIs. This gave our team the opportunity to explore a variety of viewpoints and lighting conditions, showcasing the different architecture by Henry J Lyons and the scheme’s extensive landscaping. As a result, these visuals will support the planning process while also acting as effective marketing material to drive interest and potential off-plan sales.
As part of our daylight and sunlight assessment, we evaluated the impact of the proposed development on neighbouring properties, assessing performance within the new duplex units, conducted a sun-on-ground analysis for communal and public open spaces, and carried out a shadow study.
The assessment results were positive, with no major design interventions required. This indicates that daylight and sunlight access was thoughtfully considered during the early design stages. The proposed scheme benefits from generous separation distances and strong glazing ratios, which will help ensure future residents enjoy bright, well-lit homes and quality amenity spaces, without negatively impacting surrounding properties.
