Fortunestown Lane LRD
Designed by Darmody Architects, this large-scale residential development is located on Fortunestown Lane and Parklands Parade in Saggart. The scheme will deliver 574 apartments across five blocks, with units available in one, two, and three bedroom configurations. It also includes a wide range of amenities such as landscaped courtyards, communal and private open spaces, a crèche, community facilities, retail units, and a café/restaurant.
Our involvement in this project spanned several years, evolving alongside the design and planning process.
We were first appointed in 2019 to produce an initial suite of verified view montages and architectural CGIs to support the planning submission. As the project progressed, we were re-engaged in 2020 to carry out a comprehensive daylight and sunlight assessment, ensuring the proposed massing aligned with best-practice guidance for natural light.
In 2023, the scheme underwent significant design changes, including an increase in height across Blocks C, D, and E. As a result, our team updated the full set of previously produced visuals to reflect the revised scale and massing. Given that the surrounding context had also evolved since our initial work, we carried out a new, full daylight and sunlight assessment to support the updated application.
As is often the case with projects of this scale, further refinements followed in 2024. These included adjustments to floor-to-floor heights, with reduced heights at upper levels and increased ceiling heights at ground floor, as well as changes to façade materials, introducing new brickwork and render finishes.
These updates required a further revision of the visuals, alongside careful updates to the daylight and sunlight assessment to ensure the scheme continued to perform strongly against relevant guidelines.
The Fortunestown Lane development was ultimately granted planning permission by South Dublin County Council and An Coimisiún Pleanála, and is currently under construction.
