‘Glenina’ and ‘Karuna’ site
This large residential development on Sandyford Road will feature two apartment blocks with a mix of 1-,2-, and 3-bedroom units as well as a set of detached houses. Each apartment will have its own balcony or terrace. The project involves the demolition of two existing buildings, ‘Glenina’ and ‘Karuna’, along with the removal of a boundary wall along Sandyford Road.
Our journey with this project began in 2021, when we were first commissioned to produce a suite of 3D visuals, including 10 verified view montages and 2 architectural CGIs, along with a comprehensive daylight and sunlight assessment to support the planning application.
As the project evolved, the client re-engaged us in 2022 following a significant strategic shift from a build-to-rent (BTR) model to a build-to-sell (BTS) scheme. This required our team to revisit and update all previously produced solutions to reflect the revised design.
The dynamic nature of the project continued into 2023, with a reduction in the number of blocks to two and a change from underground to on-site parking. To help the client fully comprehend the visual impact of these changes, we created a couple of aerial photomontages, offering a comprehensive perspective of the revised scheme in its surrounding context.
Further refinements to the design in 2024, including the removal of the top floor of Block A and adjustments to the detached units, required another round of updates. Our team produced three new verified view montages to support the latest planning application, ensuring the visual representations remained accurate and aligned with the updated architectural plans.
Most recently, in early 2025, we were engaged for a final series of updates. The removal of a penthouse unit and a reduction in the height of the detached units to 2.5 storeys required further modifications to the visual assets, which our team delivered promptly to support the project’s progression.
