The Lookout, a new 94-unit rental apartment scheme, is now available in Charleville on Harbour Road, Dalkey. The estimated €23 million development offers a mix of 1-, 2-, and 3-bedroom units, each with private open spaces, car parking, and bicycle storage.

Construction is underway on a major large-scale residential development on the Hollystown-Kilmartin lands in Dublin 15. Developed by Glenveagh Homes, this scheme secured planning approval from Fingal County Council at the end of 2023.
3D Design Bureau collaborated closely with Glenveagh and the design team to produce accurate, high-quality 3D visuals of the scheme. These included computer-generated images showcasing the various house types and the overall development.
To produce the 3D visuals, our team followed the provided material references and the architect’s design strategy, which incorporates a “genius loci” approach. Detailed in the original design statement submitted with the planning application, this strategy ensures that the development design considers the character of the place, blending seamlessly into its context while introducing a new identity and recognizable character. The design concept draws inspiration from the structure of historic settlements and villages.
Additionally, our verified view montages outlined the proposed development and neighbouring schemes, effectively showcasing the potential impact of the project on its surrounding environment to the local authority.
The project features the construction of 580 residential units, including 468 houses and 112 apartment and duplex units, with buildings ranging from one to three stories. The houses comprise two-, three-, and four-bedroom options, while the apartments and duplexes comprise one- and three-bedroom configurations.
The scheme will include extensive parking, with 892 spaces in total—824 for residents and 68 for visitors. Additionally, it will offer a variety of open space amenities, including pocket parks, fitness and sitting areas, play zones, and ecological regeneration spaces.
The project will add new pedestrian and cyclist facilities, with potential future links to lands to the west and Tyrrelstown Park. Main vehicle access will be through a new road extension to ‘The Avenue’ and the internal road network of nearby permitted sites. The development will also provide vehicle access to a potential future school site to the south, as outlined in the Fingal Development Plan 2023-2029.
The Kilmartin Local Area Plan
This project completes the final phase of the Hollystown-Kilmartin lands, aligning with the now-expired Kilmartin Local Area Plan 2023. The Kilmartin LAP was designed to ensure proper planning and sustainable development, integrating the new community with an existing one at Tyrrelstown and providing residential development in a phased, mixed-use approach.
The plan aimed to create a cohesive community with a comprehensive transport network, high-quality recreational and amenity facilities, and essential community and healthcare services, in particular schools. It also focused on protecting and enhancing environmental features while delivering a unique urban design to make the area a desirable place to live, work, and grow.
