An Bord Pleanála has granted planning permission with revised conditions to Red Rock Developments for a new neighbourhood centre at the junction of Sallynoggin Road and Glenageary Avenue. The approved project will combine residential, retail, and community uses within a single scheme.
The approved plans include 95 residential apartments distributed across two interconnected blocks, ranging from four to five storeys. Ground floor uses will include six smaller retail units, two restaurant/café spaces, and a childcare facility with an associated play area.
3D Design Bureau played an important role in this project. As valued partners of the design team, we delivered a comprehensive suite of planning solutions, essential in securing approval for our client. These included aerial and external computer-generated images, presentation photomontages, verified view montages, and a comprehensive daylight and sunlight assessment report. These elements helped communicate the proposed development’s integration into its surrounding environment, assisting the local authority’s decision-making process.
The approved scheme includes 57 basement car parking spaces and 190 bicycle spaces located at ground level. Ground floor areas will accommodate additional retail units and storage space, replacing previously proposed residential amenities.

It is located in the suburbs of Dún Laoghaire–Rathdown, surrounded by vibrant areas such as Dalkey, Dún Laoghaire, Killiney, and Sallynoggin.

Aerial Montages: What They Are, How They’re Made, and Why They Matter
Aerial montages, also known as aerial CGIs, showcase a proposed property development from a bird’s-eye perspective. They combine carefully positioned aerial photography with a 3D representation of the development, clearly illustrating the site’s layout, location, and how the scheme integrates with its surrounding environment. This benefits both property planning and marketing strategies.
