246-Bed Student Accommodation Approved Adjacent to Connolly Station

Dublin City Council has granted planning permission for a new purpose-built student accommodation complex at 96–99 Amiens Street, Dublin 1. The approved scheme will deliver 246 bedspaces in a modern, high-density building ranging from six to nine storeys over a lower ground floor.

3D Design Bureau was appointed to support the planning application by delivering a full suite of visual and technical solutions. We produced architectural CGIs, verified view montages, presentation photomontages, and aerial montages, with the verified view and aerial montages also showing the scheme in its cumulative state alongside a nearby granted development.

We also carried out a detailed daylight and sunlight assessment, which was key to evaluating the scheme’s performance and informing the decision-making process.

The assessment concluded that the proposed development presents a balance of daylight and sunlight considerations, as expected in an urban setting. While impacts differ from a previously granted hotel scheme on the same site, the strong performance reflects the design team’s work in optimising layouts and structure to ensure future occupants enjoy favourable daylight and sunlight access.

Once complete, the accommodation will comprise 204 single bedrooms, including 13 universally accessible rooms, arranged within 27 cluster units, along with 21 twin studio units providing a further 42 bedspaces. Each unit will include ensuite facilities and shared kitchen, living, and dining spaces.

The development will feature extensive internal amenities, including study areas, a gym, a cinema room, games and social spaces, laundry facilities, and secure storage. Management offices, service areas, and a ground-floor café fronting Amiens Street are also included in the approved plans.

Residents will have access to high-quality outdoor spaces, including two landscaped courtyards, one at lower ground level and another at first-floor level, as well as a rooftop terrace on the sixth floor offering panoramic views over the city.

The site, currently occupied by a petrol filling station and associated structures, is located adjacent to the stone and brick retaining wall of Connolly Station, a protected structure. No works are proposed to the protected structure.

The approved plans also allow the scheme to operate as short-term tourist or visitor accommodation outside of academic term time. This project is expected to contribute significantly to the supply of student housing in Dublin city centre.
