The people, process and expertise behind 3D Design Bureau

At 3D Design Bureau, our work is often seen through the final solutions we produce, from architectural CGIs and verified view montages to daylight and sunlight assessments, virtual tours, animations and other 3D planning and marketing services.

However, behind every deliverable is a team of specialists working together to interpret information, resolve challenges, support design teams and communicate projects clearly throughout a development’s lifecycle.

To share more about who we are, what we do and what makes us different, we created a short video series featuring members of our team. Across the three videos, we explore the evolution of the company, the technical foundations behind our work, and the values that shape how we deliver projects for our clients.

Who we are and what we do

Founded by Nicholas Polley in 2000, 3D Design Bureau has continually evolved and adapted to meet the changing needs of the property and planning industries. Today, we work closely with architects, developers, planning consultants, design teams and property professionals, supporting projects from early feasibility and planning through to property sales and marketing.

Our role often extends across several phases of a project, helping clients visualise, assess, present and communicate their schemes with clarity and confidence.

As the property and planning landscape has evolved, so too have the expectations placed on architectural visualisation, with greater emphasis on detail, accuracy and reliability than ever before. Clients need more than just an image, they need a partner who understands the project, the process and the wider requirements surrounding each submission, presentation or marketing campaign.

That is why trust, communication and consistency remain central to how we work.

The team and process behind the work

Accurate 3D models are the foundation of every project at 3D Design Bureau. They underpin planning visuals, daylight and sunlight assessments, and marketing CGIs, providing the technical framework for many of the solutions we deliver.

Creating these models requires far more than simply translating drawings into a digital environment. Jordan Farrell, our 3D Modelling Team Leader, explains, “we’re not just taking 2D drawings and turning them into a 3D model.” Instead, the modelling team spends time analysing drawings, understanding the design intent and resolving missing or conflicting information before the model progresses further.

A robust, accurate 3D model helps ensure that what clients review, present and submit is a reliable representation of the proposed development, supporting informed decision-making throughout the planning and design process.

It also demonstrates the collaborative nature of our work. Modelling, visualisation, daylight and sunlight, post-production and project management teams work closely together from the start, ensuring information flows efficiently and every deliverable is built on reliable technical information.

What makes 3DDB different?

What sets 3DDB apart is not just the services we provide, but how we are set up to deliver them. Our teams, processes and communication structures enable different departments to work together across modelling, visualisation, daylight and sunlight, post-production, and project management, helping projects move forward with clarity and consistency.

As Nicholas notes, “if that culture is right internally, then it’s seen externally.” This is central to how we work with clients, consultants and wider design teams. Communication, collaboration, responsibility and respect shape how information is managed, how challenges are addressed and how each team member contributes to the success of a project.

This approach also adds value beyond the final deliverable. By managing information proactively and taking responsibility for the work we produce, we help give time back to clients and wider design teams, allowing them to focus on what they do best.

Ultimately, what makes us different is the combination of team culture, specialist expertise and structured delivery. It is this joined-up approach that allows us to consistently support projects across planning, visualisation and property marketing.
