Plans granted for hotel conversion in landmark Dame Street location

Dublin City Council has granted planning permission for the conversion of an existing five-storey over-basement building on Dame Street and Eustace Street to hotel use. The approved scheme will provide a 43-room hotel, together with ground-floor retail and café space, through the change of use and refurbishment of the existing building and the addition of a new setback fifth-floor level.

3D Design Bureau supported the project team by producing verified view montages, also known as certified views or accurate visual representations. These technical photomontages are used to show how a proposed development would appear in its real setting, helping stakeholders and the local authority assess its visual impact more clearly as it moved through the planning process.

The development has a total gross floor area of 2,097 sq m. Under the approved plans, the building will move from retail, restaurant and office uses to a mix of retail, café and hotel uses, with hotel accommodation extending from part of the ground floor to the new upper level.

Internally, the scheme includes a hotel reception and back-of-house support space at ground floor level, with hotel bedrooms and ancillary guest areas arranged across the upper floors. The first floor will also provide a landscaped courtyard and breakfast and bar area, while the new mansard-style fifth floor will accommodate nine en suite bedrooms.

The approved scheme also includes a wider package of refurbishment works, including upgrades to the Dame Street and Eustace Street shopfronts, changes to some ground floor openings, lift improvements, repairs to the existing brickwork, new signage, bedroom balconies, green roofs and rooftop plant.

As well as bringing the building into a new use, the scheme will support the wider refurbishment and modernisation of this part of the city centre.
