An Coimisiún Pleanála issued a decision to grant planning permission for a new 100-bedroom hotel on Pleasants Street, Dublin. The scheme will replace the existing building on the site and deliver a new city centre hospitality development in a prime city centre location near Iveagh Gardens, placing it close to many of Dublin’s main business and visitor areas.
Together, these materials supported a more robust submission and gave An Coimisiún Pleanála the confidence to grant approval following a third-party appeal.

The development comprises a six-storey hotel over basement, with a setback at the fifth floor level, and a proposed gross floor area of c. 3,916 sq m. The permission was granted with amendments, including updates to the ground floor height, roof plant arrangement and cycle parking layout.
At street level, the plans include a reception area with pedestrian access from Pleasants Street, alongside an ancillary café, bar and restaurant use and associated back of house functions. In line with the approval, these amenities facilities will have restricted opening hours, no outdoor seating and operation in accordance with the submitted management plan.
