60-unit social housing development granted permission on Collins Avenue Extension

Dublin City Council has granted planning permission for a new social housing development for older persons on Collins Avenue Extension, Dublin. The scheme, by Red Rock Developments in association with Fold Housing, will provide 60 one-bedroom apartments within a five- to six-storey building.

3D Design Bureau supported the project team by producing aerial visuals, architectural CGIs, verified view montages and a Daylight and Sunlight Assessment. Together, these materials helped communicate the proposal clearly through the planning process and gave the local authority and other stakeholders a strong understanding of how the development would sit within its surrounding environment.

Our Daylight and Sunlight Assessment found very positive results for the scheme, with the proposed development performing strongly in terms of daylight and sunlight access for future residents. While a limited number of windows at a neighbouring school were identified as experiencing a minor adverse effect, the overall findings point to a well-considered design, with strong internal daylight levels and well sunlit amenity spaces.

The approved plans provide for the demolition of the existing single-storey vacant building on the site, together with an associated shed structure to the south west. In its place, the development will deliver a purpose-designed residential scheme with all apartments provided as one-bedroom homes for older persons.

A strong emphasis has also been placed on resident amenities. Each apartment will have its own private balcony or terrace, while communal amenities will be provided through a landscaped roof terrace, open spaces at ground floor level, with outdoor seating, exercise equipment, and a range of shared internal spaces. These include a multifunctional room, shared dining and function room, kitchenette and tea station, healthcare and wellness consultation room, exercise room, meeting room and a reception area.

The scheme also includes a new entrance from Collins Avenue Extension, together with upgrades to the existing footpath and cycle lane. Parking and bicycle spaces are also planned on site for residents, staff and visitors.
