Developer Victoria Homes has submitted planning permission for 1500 homes in Dublin 18, which could be the country’s largest residential developments since before the economic crash.
Works are continuing at Cairn Homes’ 459-unit strategic housing development at Cooldown Commons and Fortunestown, Citywest, Dublin 24.
Cairn is expected to deliver the first of the Citywest Quarter apartment blocks in the fourth quarter of 2020, with final delivery expected by the end of the third quarter in 2021.
Cairn recently offered 282 apartments of the scheme for sale to a single landlord buyer for €90 million which has placed Irish residential investors, Urbeo Residential in pole position for the purchase.
While talks between the parties have yet to enter into exclusivity, a source familiar with the negotiations said Urbeo is set to secure the Citywest Quarter portfolio for a figure in excess of the €90 million price quoted by joint agents Savills and Hooke & MacDonald when they brought the scheme to the market in April.
CGI consultants, 3D Design Bureau worked with McCrossan O’Rourke Manning Architects to produce photo-realistic exterior and interior CGIs of the development, allowing potential buyers to view the development pre-built. The architectural visualisation images were also submitted as part of the planning application to An Bord Pleanála.

The 18.5 acres Cooldown Commons site is located immediately adjacent to the Fortunestown Redline Luas Stop in Citywest, which provides direct light rail access into Dublin City Centre 45 minutes, and 500m from the N7 dual carriageway. The development also includes the completion of the tree-lined Citywest Avenue which dissects the site in two on an east-west axis.
South of Citywest Avenue will be 294 apartments in seven blocks; six of which extend to 6 storeys in height and a smaller 4 storey block, 32 duplex style houses and 18 three and four bedroom houses on the periphery to reflect existing and proposed adjoining developments. The apartment buildings are located in a generous parkland setting affording future occupants generous views across high quality landscaped spaces.
North of Citywest Avenue are 105 three and four bedroom houses with 10 duplex style houses to the northern tip of the site. The majority of these new homes overlook public open spaces.
The development will also provide convenient direct access to the Fortunestown Redline Luas Stop for adjacent neighbourhoods which will help to create a strong sense of community in the future.
