Construction well underway for €300M Mixed-Use Opera Site Project in Limerick

Construction is underway on the €300M Opera Square in Limerick, a significant milestone in urban regeneration. The mixed-use development, located at Opera Square in the heart of Limerick City Centre, will house a full mix of uses from offices, retail, and non-retail services, cafes, and restaurants to a hotel, civic and cultural spaces, residential units, and the refurbishment of protected Georgian buildings.

3D Design Bureau were appointed to produce a comprehensive BRE Daylight and Sunlight Assessment report, encompassing both impact assessment and scheme performance. Our expertise was sought to determine the development’s potential impact on the surrounding environment to An Bord Pleanála. Given that the project had already received initial approval, this assessment was crucial for the stakeholders to propose amendments to the application, ensuring compliance with all standards and planning guidelines.

With demolition and preparatory works completed, construction on the 3.7-acre site is advancing rapidly, with the basement level of One Opera Square already finished. The construction of the six-storey building at the intersection of Michael Street and Ellen Street and the rest of the 10,000 sqm sitewide basement is progressing. These works will lay the foundation for the follow-on construction contracts which will include the 14-storey landmark building, the new city library, and the world-class public realm, targeted for commencement in Q3 this year. 

In November, Limerick Twenty Thirty submitted a planning amendment to An Bord Pleanála to achieve the latest sustainability requirements and deliver enhanced design standards in keeping with the city’s Georgian heritage. The application is still awaiting a decision.

Opera Square is an output of the ‘Limerick 2030 Plan’, a framework for the redevelopment and growth of Limerick City Centre and the wider Mid-West Region. The developer of this scheme, Limerick Twenty Thirty DAC, was set up to manage the development of several strategic sites identified within the Plan.

According to the Developer Limerick Twenty Thirty DAC, Project Opera is expected to create significant employment opportunities and function as an incentive for other major city centre investments. It is anticipated to employ up to 3,000 people across a 450,000 sq. ft campus accommodation.

The estimated completion date of the first phase of the project is set for the end of 2026.
