Construction has commenced on a new large-scale residential development comprising of a whopping 1,020 units in Corballis, Donabate, with an estimated investment of €220 million. The LRD application received approval from Fingal County Council in April 2024, replacing a previously approved Strategic Housing Development (SHD) granted by An Bord Pleanála in November 2022, which is currently under judicial review. Corballis East is expected to provide a diverse range of housing options to meet growing demand in the area.
Our 3D solutions supplied Fingal County Council with valuable information regarding the design of the scheme, its visual integration, and its potential impact on its surrounding environment, regarding daylight and sunlight. All of this was achieved through close collaboration with the design team. Ultimately, our services helped our client secure planning permission for the development.

The underway scheme will feature a mix of 530 apartments, including one-, two-, and three-bedroom units, alongside options for sheltered housing. These apartments will be distributed across seven blocks, with heights varying from four to five storeys.
Additionally, the development will introduce duplex and triplex units in one-, two-, and three-bedroom configurations, laid out in terraces and corner blocks with heights ranging from two to four storeys. Complementing these are 490 houses, which will be available in two- to five-bedroom layouts, ensuring a wide range of housing options.
Approved plans include two childcare facilities with a total gross floor area of approximately 1,243 sq., capable of serving around 237 children. A local centre area, located at the ground level of selected apartment blocks, will host three retail units, two café units, a community use unit, and a medical centre, enriching the local amenity offerings.
A highlight of the development is the establishment of Corballis Nature Park. This massive 13-hectare green space is set to offer natural amenity areas along with extensive cycle and pedestrian pathways, fostering connectivity both within the site and to the broader area.
