Green Light for Six-Storey Apartment Complex on Beach Road, Dublin 4.

An Bord Pleanála has granted planning permission for the construction of a 112-unit apartment complex on a site southwest of Beach Road and south of Church Avenue in Irishtown, Dublin 4. The scheme, designed by John Fleming Architects, was lodged by Maxol Property Ltd.

Sections of the 0.39-hectare site include the former Michael Grant car dealership and are occupied by a Maxol garage and Mace store.

The €50 million scheme will comprise 112 build-to-rent units and will be contained within a single six-storey block. It features 56 one-bed units and 56 two-bed units. The development will also include a 297 sq. m communal space comprising a gym, lounge, workspace, bookable room, office, and a parcel store. A total of 79 car parking, 4 motorcycle parking, and 224 cycle parking spaces are included in the plans.

Maxol Property Ltd has put an indicative price of €4.82 million on 11 units from the scheme to be sold to Dublin City Council for social housing.

The appeals board granted planning after ruling that the 56 one-bedroom and 56 two-bedroom scheme would constitute an acceptable residential density at the location and would not seriously injure the residential or visual amenities of the area.

CGI consultants, 3D Design Bureau, liaised with the development team to provide both 3D planning and 3D marketing solutions. 3D Design Bureau produced a total of 17 verified view montages, 2 presentation photomontages, and 2 interior CGIs which were submitted as part of the planning application to An Bord Pleanála. The 3D visualisations are now being used for marketing purposes with national media covering the project.
