A planning application has been submitted to Dublin City Council for the construction of a mixed-use hotel and residential scheme at Parkgate Street, Dublin 8, on the site formerly occupied by Westbrook Motors. Works will involve the demolition of all existing structures on site, except for portions of the facade at No. 29 Parkgate Street.

3D Design Bureau supported our client’s planning application by producing presentation photomontages and verified view montages. These visuals were designed to assess the proposed scheme’s impact within its surrounding context, complementing the broader planning documentation and assisting the local authority in making a well-informed decision.
As outlined in the proposed plans, the hotel element will range in height from four to six storeys over a basement level and will include 155 en-suite bedrooms. It will also feature a licensed restaurant, a public bar, and all ancillary hotel facilities.
A separate residential block ranging from two to five storeys will comprise 22 apartments (11 one-bedroom and 11 two-bedroom units), each with private open space. A new three-bedroom townhouse will also be built to replace No. 29 Parkgate Street.
Public open spaces, bike storage and a new loading bay outside No. 29 Parkgate Street are also included in the proposed plans.

An Bord Pleanála has granted planning permission with conditions for the conversion and extension of an existing mixed-use building on St. Andrew’s Street, overturning Dublin City Council’s previous decision to refuse the scheme. The approval clears the way for the transformation of the site into a 111-bedroom hotel while retaining the post office use at ground floor level.
