New 175-unit Residential Development Proposed for Carpenterstown Road

Plans have been submitted to Fingal County Council for a new large-scale residential development (LRD) located at Winterwood, Carpenterstown Road, Dublin 15. Spanning approximately 1.87 hectares, the development proposes a total of 175 residential units alongside a comprehensive suite of amenities and community facilities.

3DDB has worked closely with the project design team, delivering essential 3D planning solutions. These included architectural CGIs, verified view montages, presentation photomontages, and a detailed daylight and sunlight assessment, ensuring a robust planning application.

Our daylight and sunlight assessment report showed that the proposed development aligns appropriately with local planning objectives. The assessment confirmed no significant negative impacts on existing properties, while also highlighting that the residential units and amenity spaces are designed to perform very well in terms of daylight and sunlight access.

To pave the way for the new residential community, which will feature a mix of houses and apartments ranging from two to six storeys, an existing two-storey house known as ‘Winterwood’ and associated ancillary outbuildings will be demolished.

The proposed plans include 30 houses in various configurations. This will comprise 16 four-bedroom semi-detached homes across three storeys, six two-bedroom mid-terraced houses spanning two storeys, four three-bedroom end-terraced houses over two storeys, and four three-bedroom semi-detached houses across two storeys.

Additionally, the scheme will feature three apartment blocks, each reaching six storeys in height, providing a total of 145 apartments in a combination of one- and two-bedroom units.

Future residents will benefit from a childcare facility of approximately 158 sqm, complemented by an adjacent outdoor play area. The development will also include generous communal and public open spaces, and each residential unit is designed to offer private outdoor spaces in the form of gardens, terraces, or balconies.

Access to the development will be provided via a newly designed vehicular entrance from Carpenterstown Road. The proposed scheme will include provision for bicycle and car parking spaces, incorporating dedicated spaces for EV charging, accessible parking, and car-sharing services, alongside additional motorcycle parking facilities.
