Plans have been submitted for a new apartment/hostel development near Chancery Street in Dublin 7. Bordered by a Dublin City Council car park to the north and Chancery Street to the south, the site is set to be transformed into a residential and tourist facility.
The scheme performance assessment, included in the report, evaluated the daylight and sunlight levels within the residential portion of the proposed development, yielding positive results. All assessed units were found to comply fully with BRE Guidelines, highlighting the careful planning and thoughtful placement of the residential units by the design team to optimise natural light throughout the scheme.
The proposed plans outline the demolition of existing 1- to 4-storey structures on the site to make way for a modern 7-8-storey building, reaching approximately 26.4 metres in height. The new development will consist of 12 residential apartments and a 96-bedroom tourist hostel.
The residential component will feature 6 one-bedroom and 6 two-bedroom apartments, each with private balconies. A communal roof terrace on the seventh floor will provide additional outdoor space for residents.

Access to the development will be provided via a main entrance on Chancery Street, with secondary service entrances at Chancery Street, St. Michan’s Place, and St. Michan’s Street.
